Meeting Notice: General HOA Meeting, Tuesday May 6 at 7 pm. First Baptist Church Rm F102

Here are several quick reminders discussed at our recent RPR HOA Meeting

1) Take some time now to look over your fences for mold and hanging slats.  Inspection notices will be sent for fence issues starting April thru December.  

2) Remember to let the HOA Board know before you replace your roof.  The easiest way is to use the Contact Form from our website.  All forms and documentation are there for your use.

3) Please hold off visiting the park and pond area for your safety.  Additional construction is scheduled soon.  

4) Trash company is not responsible for picking up trash that gets blown over or dumped at the curb.  You will need to pick that up and place it in the cans for them to pick up.

5) The Architectural Committee is looking for one more person.  Please contact the HOA President using the Contact Form from the website.

6) Next meeting is May 6, 2025 at 7:00 pm

Call for Nominations: If you would like to submit your name to be on ballot to serve your community River Park Ranch. The upcoming Annual Meeting will be on February 11, 2025 . There are two (2) positions open on the Board. If you’re interested in running for the please visit your Town Square account for the form. Submit it to our PMG by 12 noon on, Friday, January 17, 2025.

UPDATE ON THE MOWING FOR MAY 29, 2024

A series of missteps and weather has caused the delay in the mowing of River Park Ranch. Our HOA President, Chris, apologizes for the ditches and the common areas not being mowed in a timely manner. Barring rain between now and tomorrow, we are on the schedule for Noack to cut first thing in the morning.

TRASH PICK UP DAYS WILL BE ON WEDNESDAYS STARTING DEC 6, 2023. Information from the 11/14/2023 RPR HOA meeting.

PARK CLOSURE REMINDER:

This is a reminder that the park and pond area is closed at this time and crossing over resident’s property to get to the park to fish IS trespassing. We have had some teenagers driving their side by sides and ATV’s onto private property to fish. It has been reported that these teens are being disrespectful to the property owners whose properties they are driving on.

January 2023: HOA Dues: Don’t forget to send in your HOA dues this month. Check your TownSq account. Paper bills were sent out in November.

PARK CLOSURE REMINDER:

RPR ACC Announcement 3/28/2022

To comply with recent changes to the Texas State laws governing Property Owner’s Associations (POA), the Architectural Control Committee (ACC) for River Park Ranch is being revised and new volunteer members assigned.  Effective immediately, the ACC will consist of an Administrative Lead and two Review Members. To contact the Administrative Lead, please use the Contact Form.

Consistent with the Declaration of Covenants and Restrictions (DCCR) for River Park Ranch, all property owners who wish to complete any new construction or modify any existing structure or property improvements must contact the ACC prior to initiating any such action, submit the appropriate applications as directed by the ACC and secure the written approval by the ACC before proceeding.   

Please use the contact information above for information, guidance or clarification of the review process.  Early contact during the planning stage of any new construction or modification of existing improvements is encouraged.  

The RPR ACC is charged with ensuring all property improvements comply with the DCCR.  It is the goal of the committee to facilitate each owner’s use of their property within these guidelines while maintaining the appearance and property values for all River Park Ranch residents.

River Park Ranch Block Party!! Sunday, March 27 from 3:30-5:30 pm. Bring your own chairs, snack and drink. This will be a good time to meet your RPR neighbors. Come by car, golf cart, bike or walk. Our HOA Annual Meeting will take place Feb. 22nd at  7:00pm at the First Baptist Church small chapel across from the cemetery.

At the Annual Meeting we will be selecting (electing) board members to fill three (3) vacancies.

Important reminder!!!!!

Your HOA 2022 Dues, per your dues notice mailed in December, are due by no later than January 31st. That means that your payment must be in the PMG lockbox by then in order NOT to be considered late and a $29.00 late fee assessment that garners penalty and interest each month your dues are not paid. Please go online to you PMG Account in TownSquare to see any balances you have or to make sure your payment has been posted if you have already paid.

Your assistance is vital in both of these issues!

Dear friends and neighbors,

I think we are so fortunate to live in this community of Magnolia and surrounding areas.  One of the benefits of living here is an organization known as SOS (Society of Samaritans).  For those of you who need assistance, they are the group to contact. 

SOS headquarters is located in the Montgomery County building located at 31355 Friendship Drive.   

The SOS facility at 603 Little Twig is known as “The Giving Center.”  Residents should present their vouchers at this facility on Saturdays from 10:00 until 1:00, at which time they can redeem, at no cost, the articles listed on their vouchers.  These items may include a specified number of clothing articles for each family member listed on the voucher.  More items may be had for a modest donation.  There is also a limited supply of household items. 

REMINDER:  SOS on Little Twig is open during limited hours for the public to “shop” for clothing and household goods.  Saturdays 10:00 until 1:00. 

This is only one of the many opportunities available to receive assistance from our SOS community.  For more information call (281) 259-8452.

2021 HOA Meeting Schedule: May, 18, July 20, Sept. 21 and Nov. 16. (We may schedule other meetings as/if necessary. In that event, we will provide as much prior notice as possible.

2021 Annual Members’ Meeting is set for Tuesday, February 16, 2021 at 7 pm. Sign in will begin at 6:30 pm. The meeting will be held via Free Conference Call. Com ONLY. There will be no in-person meeting this year.     

The call in number and access code for residents are located in the calendar. Click the RPR Calendar link above.

All residents should announce themselves as they enter the call at 7pm. Then MUTE themselves for the duration of the meeting. There will be times set a side for homeowner interaction.  Steve Taylor will announce these times so there is no confusion or over-speaking while the meeting is in session.

 Documents for the meeting are on TownSq and at this link: Annual Meeting documents. Homeowners may follow along during the meeting.  

IMPORTANT:

Proxies must be received by PMG at rgard@pmghouston.com no later than noon on Tuesday, February 16th in order to be counted.

 After the call for nominees, owners will have the opportunity to vote over the phone for (2) directors. For those that do not wish to vote over the phone, they will need to email their ballot to rgard@pmghouston.com within 5-6 minutes of the call for nominees so that all votes may be counted. We must give everyone the opportunity to vote, even if they do not want to publicly announce their vote.

The voice votes and those that are emailed to Robin Gard (PMG) and provide the Board with an outcome. The new Board Members will then be announced.

It was nice to have a RPR homeowner ‘take the bull by the horns’.  Many thanks to our neighbor, Terry S, for doing a big clean up of the front of the park.  He spent over 15 hours Tues – Thurs to complete the project!

Dear River Park Ranch Property Owners,

As you know, your Board of Directors are volunteer positions and we’re assisted with management of our community by PMG.  We have a vacancy on the Board and would like you to consider filling in the rest of the year, until we can elect a new member at our annual meeting in February 2021.
The Board meets every two months and in between, holds occasional work sessions to discuss ongoing construction projects, financial expenditures and association responsibilities such as trash collection, common area mowing and maintenance.

Please consider giving a few hours of your time each month to help make River Park Ranch an even better community.  Contact Steve Taylor for more information.

NEWS from our HOA (5/1/2020)

UNSAFE GOLF CART AND UTV USE BY UNSUPERVISED/UNLICENSED DRIVERS! We have had reported a near miss with a golf cart operated by young people on our roads. We do not need a tragedy before we do the right thing NOW! 

We want to keep our neighborhood and roadways as safe as possible for vehicles, bicycles, pedestrians and horses. We need your help! Many families have and use golf carts and all-terrain vehicles on the roads – but laws regulate their use and they are not to be driven except when properly registered and only when operated by licensed drivers. Law enforcement officers can and will issue citations for improper use.  Although children and younger teenagers may enjoy operating these vehicles, they are generally not familiar with “rules of the road” such as stops at stop signs, yielding to other vehicles, etc. The Board has received many complaints, particularly about children unsafely operating these vehicles and the situation must be addressed.  We will be contacting Constable Jones’ office to ask for their assistance in taking enforcement action to help keep our community safe.

News from our Trash Service: They are suspending all bulk pick ups until the Covid19 crisis is over. The reason is that Santek is picking up way more trash because more people are at home now. Posted on 4/9/2020

In accordance with the Bylaws of River Park Ranch Property Owner’s Association, the 2020 Annual Meeting of Members is schedule to be held:

Saturday, February 22, 2020 at 9:00 am at Magnolia’s First Baptist Church, Room 105

The primary purpose for the annual meeting this year is to fulfill the requirements established by the corporation and present the membership an opportunity to review and discuss the affairs of the association. The members will need to elect five (5) Directors, each for a term of two (2) years.

You should have received a mailing from our management company with full details. If you are unable to attend, please return your proxy as directed in this mailing.
